Role Overview: The Property Manager of the Northern Region will oversee a portfolio of approximately 30 residential blocks, comprising 700 units across Sheffield, Nottingham, and the Northern region. This role is fully remote, with site visits and team meetings required as necessary. The successful candidate will manage all aspects of property management, ensuring compliance with lease agreements, legal requirements, and company policies. Key Responsibilities: - Portfolio Management: Oversee the day-to-day operations of approximately 30 residential blocks, ensuring properties are well-maintained and meet all regulatory standards. - Client Relations: Serve as the primary point of contact for leaseholders, addressing inquiries and resolving issues promptly to maintain high levels of client satisfaction. - Financial Oversight: Prepare and manage service charge budgets, monitor expenditures, and ensure timely collection of fees. - Site Visits: Conduct regular site inspections to assess property conditions, identify maintenance needs, and ensure compliance with health and safety regulations. - Meetings Attendance: Attend Annual General Meetings (AGMs) and client meetings as required, providing updates and addressing any concerns. - Team Collaboration: Work closely with colleagues providing administrative support, delegating tasks, and ensuring efficient workflow. - Regulatory Compliance: Stay informed about changes in property management laws and regulations, ensuring all managed properties adhere to current standards. Qualifications and Experience: - Professional Certification: TPI qualification preferable (Associate level or higher with The Property Institute, previously AIRPM). - Experience: Demonstrable experience in block management, with a comprehensive understanding of leasehold property management practices. - Driving Licence: Possession of a full, clean driving licence is essential for travel to sites in Sheffield, Nottingham, and the Northern region. - Location: Fully remote role, but candidates must be based within reasonable travel distance to Sheffield, Nottingham, or surrounding areas. Skills and Competencies: - Communication: Excellent verbal and written communication skills, capable of interacting effectively with clients, contractors, and team members. - Organisational Skills: Strong ability to manage multiple properties efficiently, with keen attention to detail and effective time management. - Financial Acumen: Proficiency in preparing and managing budgets, with a solid understanding of accounting principles related to property management. - Problem-Solving: Adept at identifying issues and implementing effective solutions promptly. - Technical Proficiency: Familiarity with property management software and standard office applications.
